First Carpintero relocated an existing dwelling on the site. This new architectural dwelling incorporates two insitu concrete walls. One is at the entrance as you approach the other runs from inside out towards pool and flanks outside fireplace area. The house contains a two level central stairwell void with different angles running from it. Solid timber flooring wraps around from the upper landings and runs through the open ground level ceilings.

Some land had become available for siblings to have their own neighbouring family homes homes. With the Uncle as Architect a sharp and effective design was achieved. A block party wall sits on the boundary with the homes staggered giving great privacy.

This architects own home sits on a cliff top position at Mangawhai heads. The property is in an extreme wind zone which requires the house to be specifically engineered for wind loading etc. The main house consists of garage and living areas downstairs with polished oak floors. Upstairs are four bedrooms and two bathrooms with decks to east and west. A cabana room cantilevered out over the bank below provides an additional sun room entertaining area. The steel framework for the cabana was assembled of site in Auckland before being trucked up and reassembled by crane.

This house is a Carpintero design and build. Designed by Justin Langdon and built on a site in Mangawhai Heads. With a total budget of $250,000 including driveway, landscaping and finished house/garage. We were able to build an architectural styled house on an afordable budget.Including 2.7 high stud, over height joinery and designer lighting.

For these clients it was possible to have an architectually designed house on a tight budget. Working closely with architect and client was were able to exceed client expectations on service and budget.

Previous to carpintero Justin Langdon built top end houses through Precision Projects. This large well appointed home sits in one of Auckland's most sought after streets.

A large tuscan style villa with swimming pool. The confines of a small site and tricky access were the biggest challenges to this project.
